ONSITE CONSULTATION

The first step is a one hour free consultation. Before anything, we always meet with you to hear about your project and budget to offer our experienced advice. We go over with you what is needed to make that happen and a rough number based off what we see. 

PERSONABLE AND PROFESSIONAL

PROJECT 
MANAGEMENT

During the course of the project, Red Beard Construction LLC will assist the client in the creation, follow-through, and completion of the project. 


The Project Manager keeps the client fully informed on the progress of the projects while liaising with the client between the client, engineers, subcontractor(s), and city building department to correctly estimate and qualify the work from start to finish. 


We coordinate all subcontractors to work together and manage the timeline, scope of work, costs, quality and ensure inspections are passed. Finally, the project manager ensures the project is being completed on time and within budget with all records and finances correctly logged.

PLANS AND PERMITTING

All projects require detailed plans with a full scope of work to be used for permitting and directions for the construction team on site.  The City Building Department requires plans for all permitted projects. Floor plans, designs, and engineering fees are all done during this stage with the client.  Once plans are created, we can build a detailed scope of work and start sourcing materials in order to ensure the project can be done within your budget before any construction starts.

CONSTRUCTION STAGE

Once we have approved plans and a budget for the scope of work we can start construction.  Construction is billed based on the budget created during the planning stage. This stage is easier to price out as we shouldn’t have many price changes during this stage; though unforeseen repairs do come up occasionally during construction. If something like this occurs we will supply a change order with the information and cost which will need to be approved by the client before continuing work.

FINISHING STAGE

Finishes are what you see, for example the drywall texture, paint color, faucets, etc. Because they are so personalized they are nearly impossible to quote at the beginning of a project as most plans do not have a detailed list of all finishes selected by the client. In addition, costs can range dramatically depending on what type of windows, doors, texture, paint, flooring, appliances, etc. the client chooses. These decisions greatly affect the final cost and are usually quoted as a TIME & MATERIAL on the contract.
